Survey Tools

We use a variety of tools during surveys depending on what is found and what we are looking for. The majority of our tools are non destructive, meaning we don't leave holes, marks or any other damage to the property. These tools are outlined below:

| DAMP & MOULD |

Humidity Meter: This instrument is used for measuring the moisture content in the atmosphere.

Digital Thermometer: This instrument is used to measure the temperature of the environment which, when combined with the humidity, gives the "dew point".

Laser Thermometer: This instrument is used to measure the temperature of a particular surface.

Thermal Camera: The thermal camera allows us to identify damp surfaces, hidden mould, drafty areas, and missing or failed insulation.

Moisture Meter: This instrument is used to measure the percentage of moisture in a given substance including wood, masonry, and plasterboard.

Anemometer: This instrument is used to measure wind speed and pressure, so we can see the severity of drafts.

Exposure to mould is not healthy for anyone, and the following individuals are at an increased risk: babies, children, pregnant women, the elderly, immune compromised patients and individuals with existing respiratory conditions including asthma. When inhaled, even in small amounts, mould can cause a wide range of health problems. Symptoms include wheezing, nasal and sinus congestion, watery or red eyes, nose and throat irritation, skin inflammation and irritation, aches and pains, fevers, asthma, allergies, emphysema, and prolonged exposure may lead to death.

Types of damp problems

  • Condensation (very common)

           Caused by high humidity.

  • Penetrative Damp (common)

Caused by water entering via cracks or leaks in the walls or roof.

  • Rising Damp (uncommon but often blamed)

Caused by ground water entering through the damp course and              seeping up into the walls and floor.

  • Previous Leak/Flood (commonly overlooked)

Where a previous leak or flood has not been dried thoroughly,                keeping the temperature low, causing condensation to gather.
